Building Permits

For the protection of residents and the business community, and to ensure compliance with current codes, building permits are required for all construction activities conducted within the village.

 

Schedule of Permit Fees

NOTE: All permit fees and bonds are to be paid by the general contractor. Any fees owed to the Village, including building permit fees, inspection fees, professional fees and unpaid fines for violations incurred during construction shall be deducted from the cash bond on deposit with the Village before any refund is made.

 

Building Permit Fees:

Single family dwelling

1.5% of estimated value of work

Multi-family, commercial, industrial, mixed-use and all other structures; site improvements, renovation and build out

2.5% of estimated value of work

Fire sprinkler permits

$2.00 per head up to 200 heads

$2.50 per head over 200 heads

Permits for other fire suppression systems

$200.00

Fire alarm permits

$200.00 for all buildings

Commercial

 

Residential

Inspection fees

$35.00 per required inspection

Certain home repair projects are exempt from the permit requirement. Roof replacement or repairs, replacement windows, siding and flat concrete/asphalt work do not require a village permit; however, all contractors performing the work must be licensed by the village.

 

Contractor Licenses & Fees

ALL general, sub-contractors and service contractors are required to obtain a license from the village prior to commencing work on any project. The current requirements are listed below.  

 

Please note:  All fees are subject to change, please contact the Building Department at (708)229-3335 before issuing your check.

 

All contractor license applications must be submitted with a Certificate of Insurance, listing the Village of Evergreen Park as the certificate holder. Bonds are required for electricians and sewer contractors only.

 

No license applications will be processed until the building department receives insurance and bond certificates.

 

Additional requirements for certain contractors are as follows:

 

Electrical contractors: A copy of a Certificate of Registration listing the supervising electrician and a $5000.00 Surety Bond.

 

Home Security Installers: A copy of State of Illinois Registration.

 

Mechanical Contractors: Any mechanical contractor that performs their own air conditioning connections/disconnects etc. must also obtain an electrical contractor license.

 

Plumbing Contractors: A copy of State of Illinois or City of Chicago registration which lists a plumber as the licensed contractor exempts the plumber from the village requirements ($20.000 bond and certificate of insurance/fee). A copy must be provided to the building department to be retained on file prior to a permit being issued.

 

Roofing Contractors: A copy of state of Illinois Registration.

 

Sewer Contractors: A copy of State of Illinois or City of Chicago Drain layers License and a $20.000 Surety Bond.

 

Sign Contractors: Sign Contractors that perform electrical connections are required to obtain an electrical contractors license.

 

Construction notes:

The Village of Evergreen Park has adopted the following codes:

  • ICC 2006 International: Building, Mechanical, Residential, Energy, Fire and Property Maintenance Codes.

  • City of Chicago 2006 Plumbing and Electrical Codes.

  • NFPA Life Safety Code.
